- Rental charges shown are inclusive of US taxes and all services and utilities.
- Prices are for each complete week (7 nights) where the stay begins in a given period.
- Extra nights: pro rata at weekly rate.
- Auxiliary electric pool heating in winter: add £60/week or pay US$110/week locally to the management company.(min 1 week)
- Security Deposit £100 per booking. Refunded after successful clean and check.

If we do not have availability or you are a large party and need more space then you may wish to check out the following:

- Our Florida neighbour's pool villa next door. ( This villa is next door in Country Woods Circle, is an identical floor design and also has a heated pool and secluded garden. Bedrooms are: 1 queen master + en suite, 1 queen double, 1 twin. See pictures here. We can usually obtain it for you at prices similar to our advertised villa prices. Let us know if you are interested in this alternative when you enquire).

Booking Deposit
A non-refundable deposit of £50 per week booked is required to secure a booking and the balance should be paid within 6 weeks of departure. If you book within 8 weeks of departure then you should pay the full amount to secure the booking.
Security Deposit.
The villa is primarily a second home but we let it out at reasonable rates to offset the costs of maintaining such a property and not to make a significant profit. All we ask is that you treat it with the care and respect that you would your own or a friend's home. Unfortunately, we do know of owners whose property has been damaged or who have lost valuable items due to thoughtless or dishonest guests. We therefore ask for a £100 security deposit to cover such eventualities. This is fully refunded after the management company has successfully cleaned and checked the villa. We expect minor mishaps and breakages from time-to-time and would not consider such normal wear and tear to be deductible.
No Smoking
For the benefit of all who stay in the villa we ask that you refrain from smoking whilst inside the villa.
